Terms & Conditions

RENTAL

The price quoted includes all advertised services. Including electricity, cleaning prior to your arrival and after your departure plus all linen. The only extra service charge, where applicable is for pool heating.


SECURITY DEPOSIT

A deposit is payable with your final payment, and will be held against any loss or damage to the property and contents. The deposit will be refunded within seven days of your booking.


RESERVATIONS

Your reservation can be made by telephone, e-mail, fax or online booking form. Once this is received we will contact you to confirm your booking.
The deposit payable at the time of booking is 20% of the total rental, the balance is payable 8 weeks before departure. For all departures less than eight weeks, the full rental fee is payable at the time of booking.


CANCELLATION

The following charges will apply should you have need to cancel this booking
Up to 90 days before departure - loss of deposit
Up to 60 days before departure 50% of total fee
Up to 40 days before departure 100% of total fee

If another booking can be found at short notice at a reduced rate then this will be taken into consideration and a refund may be possible.

The above cancellation charges are only applicable to the Villa Rental and not to any other services that you may have booked through us in respect of Car Hire, Flights or Attraction Tickets.

If through circumstances beyond our control, we have to cancel a booking, then we will refund any monies paid without interest or further compensation.

We accept no responsibility whatsoever, and no payment or other compensation will be payable, if cancellation or changes to the terms of booking are brought about, or become necessary, due to war or threat of war, riot, civil commotion, terrorist act, industrial dispute, natural disaster, fire, flood or adverse weather conditions or nuclear incident or any other matter that is out of our control. In addition, we will except as may be paid be the relevant carrier, not be responsible for closure or congestion of airports, technical problems with transportation or cancellation or schedule changes by carriers whether scheduled or charter.


AVAILABILITY

The property will be available to you from 4pm on the day of your arrival and must be vacated by 10.00am on the day of your departure. All homes operate a NO Pets and No Smoking policy. While the property will be cleaned upon your departure, you are expected to carry out responsible care at all times and treat the property with care and respect. Excessive work by the cleaning team may result in a charge being deducted from your security deposit.


OCCUPANCY

It is a condition of booking that the maximum number of occupants does not exceed the total the property is listed as sleeping and the as stated on your booking form. Violation of this condition will result in the termination of the booking, immediate vacation of the property with no refund.


SAFETY

We do not accept any liability for any injury caused as a result of the use of the property and/or pool areas. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when in the pool area. Under Florida law, children are not permitted in the pool area unattended.


INSURANCE

It is the responsibility of the hirer to take out appropriate insurance to cover all aspects of the vacation, and to ensure that passports, visas and other documents are in order and valid of the trip. UK guests are reminded that there is no equivalent to the National Health Service in Florida. Although most hospitals treat emergencies, thereafter medical care can be very expensive and we urge you to ensure that your party have appropriate cover and that you have proof of that readily available.


BOOKING

These conditions and the completed booking form constitute a contract between the owner of the property and the person signing the booking form on behalf of those named on that form. We act only as an agent between property owner and renter. A contract shall only exist once the completed booking form and deposit have been received by us, and a confirmation issued.

Any changes or amendments requested after a booking confirmation has been issued will be charged for at a rate of £25 per, occurrence provided that we are able to accommodate the change.

In the event that there is any problem with this specific home, we will offer you a replacement of at least the same standard, at the same price. In the event we are not able to agree to a replacement home, our liability will be restricted to a complete refund of all monies paid.


INFORMATION

All the information on this site is accurate to the best of our knowledge at the time of upload. The closure of any facility mentioned herein, by reason of factors beyond our control, is not a matter for which we can be held responsible.


PROPERTY KEYS AND DIRECTIONS

Once all fees are paid, you will be issued with full directions to the property from you arrival airport, whether it be Orlando Int. or Sanford. Some properties have a key box and if this is the case you will be issued with a code to enter upon your arrival at the property, otherwise you will be directed to the offices of the management company to collect the keys.


POOL/SPA HEATING

If you have booked this facility, then full instructions will be inside the property upon your arrival. However, the use of water heating equipment cannot guarantee the actual temperature of the water as this is dependent on many factors, including the ambient temperature, weather conditions and the number of people using the pool.
In certain conditions you may not be able to use the pool heating equipment at all. We cannot guarantee that the pool heating will actually heat the pool water to a degree comfortable enough to swim in.
You should also be aware that outdoor pool heating will at its best only take the chill of the water and heat it slightly. It will not take the temperature to that of an indoor pool or spa.


AIR CONDITIONING

Air conditioning will only function if all exterior doors and windows are kept closed. If they are left open and in turn you try to increase the system to cool down the property, you will in fact make the system freeze up and it will take days to get working again.


COMPLAINTS

In the unlikely event of a problem arising, it should be reported to the local property manager, you will find his contact details inside the property, if you are not satisfied and the matter is not resolved, this should be put to us in writing within seven days of your return. We will attempt to resolve any dispute within a reasonable time. We will not be held responsible for the actions of any third party or public utility or their inability to provide services, or any other service provider, over whom we do not exercise brought about, or become necessary, due to war or threat of war, riot, civil commotion, terrorist act, industrial dispute, natural disaster, fire, flood or adverse weather conditions or nuclear incident.
